  • Searches

Once you have confirmed that you would like to go ahead and use our services, our team will carry out all the necessary investigations and searches on the property as well as our necessary ID, proof of funds and compliance checks. This work involves examining land registry title information, checking the contract, reviewing searches, raising questions with the seller’s solicitor and providing you with all this information in short, concise correspondence.

  • Mortgage and Survey

If you need a mortgage to purchase your new home, we will also act for your lender and make sure all their terms and conditions are complied with.

This is also a good time to consider having a comprehensive and suitable survey carried out so you can check the state and condition of the property, if any repairs are needed, or any significant costly works are required.

  • Completing the Contract

 When all the necessary paperwork is meticulously reviewed and any outstanding questions are resolved, we would love to meet you in person to go through the information for your purchase, sign the documents and talk about exchange of contracts and completion. The exchange of contracts is the process when the contracts are dated and exchanged with the seller’s solicitor and you have entered into the binding contract to purchase your new home. Exciting times!

  • Completion
